Thank you!

Wow! What a nightmare! 2 years!?!?! Woweee!! I bet you're over the moon that it's all completed now!

Luckily we're first time buyers so luckily have nothing to sell this time

Make a list of "must haves" "should haves" and "definitely nots". Look at each house and compare against your list. Have an absolute top whack budget and don't go over it, whatever the temptation. Get a list of questions together to ask at each house and write down anything that concerns you on the house details (or you'll forget which house has what). Go and see loads of houses- not together but if there is one you like, then go and see it together.

Took us 4 months to flog the old house and about the same to buy the new one. It's incredibly stressful and the first government that changes the law so you your offer is binding (subject to survey and searches) will lower the blood pressure of 50% of the population.

Oh you'll be biting your nails until the contract is signed. Put the solicitors number on autodial on your phone and constantly badger them. If you have the vendor's number too then a call every now and then to them helps keep it running like a well oiled blancmange.

As a result the concerns were allayed and agreement of a desire for the house came to light. This has meant various text messages and calls with the agent over the last couple of days and some bartering took place.

I am now pleased to report that our offer has been accepted!!! YAY!!!
Good news Si and I'm sorry I wasn't around and more sorry you posted this on Christmas Day. All sorted though and Hoges summed things up well; my only addition would have been " you can buy my house" and " try to go into it believing the right house will come at the right time. You may lose out on some but that is because there is a better house for you both around the corner. It is an immensely stressful thing so be as calm and unemotional as you possibly can.

To wit I refer you to "try to go into it believing the right house will come at the right time. You may lose out on some but that is because there is a better house for you both around the corner." above
