    Like I need advice to get A-rated appliances and double glazing 'cos I can't work it out for myself? I already have the low energy bulbs & plenty of loft insulation, btw. If I want any further advice why can't I decide to get it rather than having it rammed down my throat?

    Appliances have no bearing on the survey, other than heating appliances i.e. boilers, storage heaters. Light bulbs make up 1% of the survey, the u values of the built structure, associated insulations and efficiency of heating are the main factors. I see there is little point trying to convince you this si a good idea as I would be wasting my breath and that was not the point of the thread, I am sharing information so no one gets stuffed with a fine for non compliance. It has to be done so you just have to accept that at some point. You are under no obligation to carry out any of the recommendations the report produces. ask yourself this... if you can show tenants that renting your property means lower fuel bills than renting the one around the corner does that not make it a useful marketing tool? unless, of course the property is not efficient in which case i totally understand why you would not want proof of this.

    The national average on a scale of A - G comes out at an E, so anything above this can be used in a positive way to help convince new tenants that yours is the one to rent

    I appreciate your stance and info, bythesea, however, as a former publican who was squeezed out of business by the do-gooders of the national parish implementing a "No-smoking" policy instead of getting rid of the hugely important tobacco income itself, I also see it as yet another "bloody hell, what else will they think of? " tax on folk trying to get by! Next you'll find dive shops (and those of us with our own compressors) being hit for a tax on Compressed gas because we use more energy (and hence produce more "greenhouse" gases), in order to carry out our chosen past-time!
    You know, I think I'll not bother trying to work for a living, and I'll just let the "do-gooders" look after me!

    A a former tennant I think this is useful information. Too many landlords take the view "why insulate, I'm not paying the bills" so the tennant ends up paying massive bills and wasting energy. Landlords should be made to show the energy efficiency of their building.

    Thanks for this information. My house in the UK is rented out. Luckily the tenant has just renewed for another year but at least I am now aware of this.

    The good thing is also that good heat insulation makes fairly good sound insulation too so the surroundings would be quieter....

    As the former manager of a lettings agent my opinion would be that if the epc information was presented along with equivalent gas/heating bills then this would have some bearing on my decision on a flat, otherwise it would just be letters.

    Landlords are already having problems with the new deposit laws, especially as several (unlawfully) used the deposit as cashflow.

    How does an EPC work on a flat within a big old house? How are the measurements taken? I'm not too up on my EPC's myself as I never dealt with property sales in the past.

    Ok time for head above parapet.

    What wasn't explained is that the legislation comes from an EU Directive so the requirements for EPC's is being applied across all member states. The EU Directive is one of the EU's reponses to the Kyoto Agreement of 1997. Remember that. I can tell though you still dont give a monkeys.

    Fully appreciate you may know everything there is to know about building and insulation and energy efficieny. So your property or properties will get a gold star and you can tell everyone how green you really are. Reality is that everyone knows a bit but most people still dont do anything about it.

    Thats why we may see Council Tax rebates given for the those properties that are more energy efficent have a good rating. Dont hold your breath it will be at least ten years before it happens.

    Flat in an old house, assessed exactly the same as a flat in a new house.
    If it aint broke....................... take it a part it sure will be when you have put it back together again

    All spot on, glad you explained that, saved me a job. Now if you fancy explaining HMOs go for your life as I have not got the will or the time to start on that one
